When Tani Shunji, a Japanese real estate developer, arrived in Phnom Penh nine years ago, the capital of Cambodia was very different from what it is today. Despite years of rapid economic development, there were still a few skyscrapers while the residents’ livelihood remained moderate, without many sign of elitism or modern civilisation.
However, Shunji – always a man with a clear vision – realised Phnom Penh’s potential as the next Bangkok or even Singapore.
Just last week, Shunji, now the CEO of Tanichu Assetment Co., Ltd, and his team celebrated the completion of J Tower 2 Condominium in Phnom Penh’s Beung Keng Kang district.

According to Shunji, the construction of the J Tower 2 Condominium began in December 2019 and completed in April 2022. The condo units, however, were already sold out in just five weeks after the project was announced for purchase.
“This is not a surprise since people have already known us for high quality as well great comfort and luxury products of your project,” Shunji said.
“In fact, superior quality has always been at the core of our business. What we are selling are not only lovely and luxurious home but also high level of trust of security.”

What came as a surprise is that majority of the buyers were Cambodians (45-50 percent) although it has been generally believed the local people prefer houses with lands, which hold not only financial but also cultural values.
“Years ago in Tokyo, Japan, people also prefer houses on land to apartment or condo in high building but as the city went forward socially and economically, the tendency changed, particularly because it got harder and harder to obtain land over there due to development,” Shuji explained.
“The affordable houses on lands today are located very far from Tokyo, which means the owners will have to spend a lot of time commuting between their workplaces and homes, causing many to choose to live in apartments in the city. The same trend is happening now in Cambodia.”
To build this landscape, nevertheless, was not without hiccups. As the country went through the Covid-19 pandemic, one of the worst public health crisis the Kingdom has ever faced, the construction was occasionally disrupted, particularly when a lockdown was issued in the capital and when some workers were infected. Yet, thanks to careful and competent management of Tanichu Assetment, the projects have been completed on time, and the owners are now moving in.
Based on the famous modern Japanese architectural concept, J Tower 2 Condominium has been built with priority on security and comfort.
